"Primrose Villa" is one of the biggest 3 bedroom single-story villas and is over 1750 sq. ft.. With a new, quiet, hi-efficiency central air-conditioning system, all rooms benefit from cathedral ceilings adding to the feeling of space within the villa.
There are TWO deep-pile carpeted living areas, both with ceiling fans, coffee tables with mood lighting and alarmed patio doors looking out onto the extended, fully screened pool deck area.
Our family room offers two & three seat sofas with a cable-connected 42" plasma TV, a multi-region hi-def. DVD player,
 VHS video and a small library with a large selection of family-friendly films on DVD for your enjoyment.
A separate lounge has two & three seat sofas and looks out directly over the pool area. A small workstation has an internet P.C. with a CD writer which lets you download and archive your digital 'photos plus a printer which can print your return journey boarding passes, if your airline allows.  High speed  wireless, USB & LAN connections enable you to use your own laptop on the internet should you prefer, (a network cable &  USB wireless dongle are provided).
The lounge also has a  two seat sofa plus a three seat sleeper-sofa which converts into a queen-sized bed if required.

The kitchen / breakfast area is well equipped with a full-sized range, microwave cooker, fridge - freezer with automatic icemaker,
dishwasher, liquidizer, waste disposal unit, toaster, coffee maker, coffee grinder & 'phone (free local calls)...
We've provided an automatic electric kettle & teapot for UK visitors !
A breakfast table in the kitchen will seat 4 and the connected  dining room will seat 6 in comfort.

The master bedroom has a Queen-sized bed, 5 drawer chest, dressing table, twin bedside tables with lamps, clock-radio & telephone.  An armoire holds a 27" cable TV & multi-region DVD player. The room benefits from a ceiling fan, patio doors opening on to the pool deck and a walk-in closet with fitted digital safe for your security.
The en-suite bathroom has a Roman tub, separate large shower stall, his 'n hers hand basins in a vanity unit with large, well-lit mirror, a hairdryer, medicine cabinet and separate WC.
There is convenient direct (wet) access from the master bathroom to the pool area.
Our second bedroom has twin beds for maximum flexibility, a walk-in closet, 20" cable TV with video and a bedside table with lamp, telephone & clock-radio.
The third bedroom again has twin beds, a walk-in closet, 14"cable TV & a bedside table with lamp & clock-radio.
Both bedrooms share a second bathroom with WC, bathtub with shower over, a single hand basin in a vanity unit, medicine cabinet & a hairdryer.
All bedrooms are deep-pile carpeted.
Ample bed linen, pillows, blankets, comforters, bath & poolside towels are provided for 8 guests.

 A separate laundry area has a washing machine, tumble dryer & ironing facilities.
For your infant, there is a large crib/cot with mattress, a stroller and a high chair. Please bring baby's own bed linen with you.....
Nightlights are provided to help youngsters orient themselves.
As required by law, our villa is licensed by the Florida Tourist Board. We have multiple smoke detectors, automatic escape lighting, fire extinguisher  & alarms on all doors with access to the pool area so parents are alerted if escapist small children open them !

Outside, at the rear of the villa, our oversized (35 x 42) pool deck is completely private, surrounded by a lawned area with palm trees (please see pictures), is privacy fenced & is not overlooked. The pool area is fully screened to exclude insects and faces SOUTH  to catch the sun all day. There is a large lanai with remote control ceiling fan within the screen giving you the option of sun or shade. Palm Casual upgraded out-door furniture include four luxury deep-padded sun-loungers, a table & 4 chairs. Recent additions are a stainless steel gas grill (barbeque), pool blanket + roller to retain the pool heat and a varied assortment of pool toys. The illuminated pool has steps plus a substantial rail for easy access, varies in depth from 3 to 6 feet, is larger than average at 30 x 15 feet & can be (optionally) heated during the cooler months.

The villa has a double garage + off-road parking for 2 vehicles.
